A major achievement of the project was the transformation of the former Shacter & Sons scrapyard, an underutilized brownfield site, into a vibrant residential neighbourhood. Tatham coordinated the required approvals and oversaw a site‑wide remediation program, including the removal and proper disposal of contaminated soils.
A key design challenge was accommodating a shallow municipal trunk sewer bisecting the site. Tatham developed grading and servicing solutions to avoid conflicts, particularly with storm drainage, and implemented construction restrictions to limit heavy equipment loading over the sewer.
Through innovative design and careful coordination, this project successfully restored a long‑neglected industrial property and delivered a high‑quality residential community in the heart of Orillia.
